About this Course
The proposed WSQ course is designed for residential real estate salespersons and homeowners who seek to enhance their financial analysis knowledge and skills, and to apply them when deciding the viability of a real estate purchase.
Using real estate pro forma which comprises Microsoft Excel spreadsheets, course participants will learn the measures of common real estate performance metrics and benchmark financial ratios that are often used to analyze real estate investments and to make informed purchase decisions, even for homeowners buying the property for their own enjoyment.
This course seeks to deepen and enhance the knowledge and skills of all the parties involved including real estate salespersons transacting the deals, business executives working for real estate agencies or property-owning corporations, and other stakeholders who may be facilitating the purchase decisions.
Mapped according to the existing technical skills and competencies (TSC) standards under the Retail framework in the functional area of Financial Analysis, i.e., RET-FIN-3001–1.1, the proposed course will offer insights into how to help prospective buyers make informed decisions by conducting the financial analyses.
What You Will Learn
There are 4 Learning Units (LU) in this proposed WSQ course. Below is the synopsis.
Unit 1 - Ascertain viability of purchasing an income-producing residential real estate
Unit 2 - Compare analysis frameworks and methods of financial calculations for suitability of context
Unit 3 - Explain real estate performance metrics and financial ratios to determine viability of purchase
Unit 4 - Measure investment returns using different financial calculations

Course Fee Information
Singapore Citizens (SC) and Singapore Permanent Residents (SPRs) are eligible for a 50% training grant. SC aged 40 and above receive an additional 20% subsidy (total grant to 70%).
SCs can use available SkillsFuture Credit balance to offset the net course fee. After all deductions SCs may only pay $30 for the course.
Learner's Basic Requirements
- Minimum 4 GCE 'O' Level credits or Workspace Literacy ≥ WPL Level 5
- Workspace Numeracy ≥ WPN Level 5
- Ability to use Windows OS
- Ability to use MS Excel spreadsheet
- Download Singpass onto your mobile phone for e-attendance purposes
